Policies:

DEPOSIT- $200.00 refundable security deposit and signed contract required to confirm your reservation. Rental balance due 30 days prior to check-in or turn in with lease agreement if reservations are made within 30 days.

CHECK IN- After 3 pm. Full payment must be received in advance for late arrival approval. Early check in will be accommodated if your cabin is ready. Just call the night before or day of your arrival to inquire.

CHECK OUT – 11 a.m. Guests are asked to remove all trash from the cabin, wash all laundry and return in the location it was found, clean all dishes and put them away in proper cabinets. Return all furniture to its original location and make sure cabin is cleaned as it was found., during the winter months reset the thermostat to 55 degrees and be sure any fire in the fireplace has been extinguished and the flu is closed before leaving. Please remember as your vacation is ending another families is just beginning.

GUEST DEPOSIT – A security deposit will be collected and held to cover, inproper cleaning or damages. The deposit will be returned/credited based on housekeeping inspection results. The North Carolina Vacation Rental Act requires the security deposit to be refunded by 45 days, although we will usually refund your deposit much sooner.

GUEST PAYMENT – A signed rental agreement and $200.00 security deposit is due to confirm your reservation. Full payment to be made prior to receiving keys to property. MasterCard, Visa, money orders and personal checks accepted by use of PayPal.com.

CANCELLATION POLICY– All reservations are subject to a 45 day cancellation policy. If booking is canceled 45 days or more, prior to reservation start date, deposits will be returned, minus a $50 processing fee. If a booking is canceled less than 45 days prior to the reservation start date, the deposit is non-refundable, but may be rescheduled. If booking is canceled 72 hours or less, prior to arrival date, there are no refunds or reschedules. Timber Park Properties, LLC cannot refund monies due to circumstances beyond our control.

CABIN PROVISIONS - Peace of the Mountains cabin is fully equipped for normal housekeeping. Color TV, VCR or DVD, outdoor grill, microwave, stove, refrigerator and dishwasher, washer and dryer are included. Firewood will be provided for October–March rentals. Linens, paper towels, toilet paper, hand soap, trash bags, dish soap are provided for you. Personal items such as toothpaste, body soap, etc are not provided, please remember to bring your own. Every effort has been made to assure that the descriptions of the properties are correct. All equipment in the unit should be in working order. Please report any problems to the office immediately. Every effort will be made to correct the problem, but we cannot refund your money due to mechanical failures. Check the number of people each unit sleeps as detailed in the unit description. This represents the total number of people, including children, allowed to stay in the house.

PETS – If a rental unit allows pets, we may require an additional nonrefundable fee for pets. Bringing pets must be arranged in advance. Click here for more info our pet policy.


RECOMMENDED ITEMS TO BRING – matches, firestarters, flashlight (in case you arrive after dark), long distance calling card, hair dryer, camera, jacket, soap, toothpaste, toothbrush, etc, comfy bathrobe. Please bring enough food for a day or so or stock up at one of the local groceries before heading to your cabin during winter months.

LONG DISTANCE SERVICE - Please bring your calling cards with you. Some cellular phones work in the area. Your phone and network provider will determine whether you will be able to call out or receive calls while at the cabin.

SMOKING POLICY – All cabins are non-smoking. Smoking is permitted on the porches/decks. Any inside smoking will result in forfeiture of your deposit.

WINTER MONTHS – If your vacation is in the winter months, come prepared to drive in snow and/or ice to reach your rental cabin. We definitely recommend chains or 4-wheel drive, as most of our homes are located on secondary roads. Planning in advance for tow service could come in handy!
